“Lions Gate” is a name given to an existing area that has been undergoing extensive redevelopment. The community includes the Lions Gate town centre “The Village” and the neighbourhoods of Lower Capilano, Woodcroft Estates, Pemberton Heights, Pemberton, and Norgate.
Lions Gate is an up-and-coming area. There are all types of activities that are easily accessible from this location like fishing, hiking, cycling, skiing, golf, sailing, and top-notch shopping. The redevelopment has created a central community hub “Lions Gate Village” with hi-rise apartments, townhouses, a community recreation centre (Lions Gate Recreation Centre) and a number retail opportunities hopefully including a food store and restaurant. There are also many existing commercial properties that front onto Marine Drive or Capilano Road with a large Hotel/Motel district along Capilano Road.

The Village
Lions Gate Village The Village area has very few remaining houses, but is being transformed into new townhouses and hi-rise apartments. This area contains the heart – the Community Centre, retail business and a hotel district. More highrises are coming. The newest luxury development with 258 units is called Park West and it is located at Marine Drive and Capilano Road.

Pemberton
Pemberton has many houses mainly on smaller lots (4,000-5,000 sqft+/-). It is a flat area sitting below the ridge of Pemberton Heights and bordering Bowser Trail, a forested trail area connecting the neighbourhoods mainly used by locals. Many of the streets do not connect to keep traffic local with transit along Marne Drive. There is a mix of ranchers and two storey homes but rarely a true basement home. Pemberton offers some of the most affordable single-family houses in all of North Vancouver.

Norgate
Norgate is known for is proud community spirit, walkable flat lands, and many rancher homes on 6,000 – 7,000 lots. It borders the Spirit Trail and lies south of Marine Drive. There is one elementary school, Norgate Community Elementary, making it ideal for young families. Many older folks live here too as it has been a neighbourhood where people want to stay. It consists of a maze of street works helping to keep the neighbourhood traffic at a minimum with transit along Marne Drive. It is also one of the most affordable locations in North Vancouver.

Pemberton Heights
Pemberton Heights This secluded neighbourhood is built on a plateau so you will find some gorgeous city views and little outside traffic. It beams pride of ownership. The neighbourhood has its own elementary school (Capilano Elementary) and a licensed cafe “Corner Stone Bistro” where occasionally you can find live music. Homes prices are higher than other areas in Lions Gate with benchmark price sitting at $1,995,000 (February 2023) just lower than the average for North Vancouver. Although here are many connecting trails and a bus route through the area you will most likely drive to amenities.

Woodcroft Estates
Woodcroft Estates comprises of 1,200 apartment units over six concrete hi-rise buildings situated on 13 acres along the Capilano River. It is a mature development located across its own bridge towards West Vancouver. It is currently undergoing some extensive upgrading including new landscaping. Woodcroft Estates offers some of the most affordable housing options in a grad location.
Outdoor Attractions
The area borders along forested walking trails so nature is within reach. There is access to the Capilano Regional River Trail which takes you along the Capilano River south through easy trails to the ocean at Ambleside Beach or north through hiking trails to the Cleveland Dam. Capilano River has fishing too! There are several other trails like Bowser Trail which is a nice walk. It is also easy to connect to the Spirit Trail which is a good biking path. In the heart of the new Lions Gate Village is the new Lions Gate Recreation Center which has various activities, from sports, exercise, and arts & crafts for all ages.

Parks & Clubs
On the border of the Village is Klahanie Park, West Vancouver (rugby/squash), Norgate Park (soccer) and Murdo Frazer Park and Golf Course in North Vancouver. Hugo Ray Park and Cricket Club is across the Highway in West Vancouver. Close is the Capilano Tennis Club & North Vancouver Tennis Club. Ambleside Park and the beach is only a 5-minute drive where you can find sailing, kayaking, dining, swimming Ambleside Par 3 Golf, an ocean front off-leash dog park. Let’s not forget how close you are to one of the most wonderful parks – Stanley Park! It’s right across the Lions Gate Bridge. You will see many cyclist both commuters and enthusiasts everyday crossing the Lions Gate Bridge. Access to this wonder is only a few minutes. Other outdoor attractions are within 5 minutes driving or accessible by transit: Grouse Mountain for skiing and the Capilano Suspension Bridge.

Shopping & Dining
There are several services already in area. In the neighbourhood try Kypriaki Mediterranean Grill, Casi Corsi or Lion Hot Pot. If shopping, dining and movies is your thing – there is Park Royal Shopping Centre! This modern and upscale shopping hub is BC's second largest shopping mall. Walking distance or a 5-minute drive. It’s a major shopping hub, with VIP Cineplex theatres and many great restaurants. To name a few: the Keg, Trattoria, Cactus Club, Milestones, Whitespot, The Village Tap House, Five Guys, Angus T, Zubu, the list goes on.
